What should I do when I get a deed restriction letter?

Deed restrictions serve as a valuable tool. Indeed, it can be argued that deed restrictions are the MOST valuable tool available to a neighborhood association, to keep property values high in that neighborhood. Letters are sent to residents when the possibility of a deed restriction violation exists.

Getting a deed restriction is not an insult. While the language of the letter may strike you as strong or accusatory, it is merely a standard legal notification. Sometimes mistakes are made and letters are sent to the wrong person. Sometimes the letters are sent for violations that were temporary in nature. In most cases, the possible violations are easily resolved with a polite call to the management company. Contact the Montgomery County Constable’s Office (Sheriff) at 936-760-5800 and explain the problem. The Constable’s office will contact Animal Control. If the animal can be safely contained, restrain it until Animal Control can arrive to collect it.

What number do I call to report a gas leak?

Call CenterPoint Energy at (800) 752-8036 to report public gas leaks or a dangerous leak in or around your home. Do not use the phone or any other electrical appliance in the vicinity of a strong gas smell, as a spark may cause ignition. Plumbers usually take care of small gas leaks in and around the home.

For an emergency situation, call 9-1-1. For your own safety, do not confront possibly violent persons. For non-emergency situations, contact the Montgomery County Constable’s Office (Sheriff) at 936-760-5800.

What should I do when I see someone taking wedding pictures in the park?

Our parks are open for enjoyment of our residents and their guests. However they are not public parks, but private property, owned by the Crighton Ridge Homeowners Association. If you feel comfortable approaching a stranger, introduce yourself as a resident, and politely ask the photographer which resident has invited him or her as a guest. Explain that there are signs at each of the parking lots in the Section 1 park, that clearly state the park is for the use of residents and their guests. Do not feel that you must force an intruder to leave. If you get a business card from the photographer, you may give it to a board member and a letter will be written. If you do not feel comfortable approaching a stranger and you are certain that the people in the park are not residents or guests, you may call 9-1-1 to report trespassers on private property.

Residents: if you give permission for friends to use our park, please accompany them or make sure they have a signed and dated note of permission, with your contact number, for identification.

How do I report a street light that is out?

Contact the management company ACMI (toll free 866-380-2292) or call Entergy (800) 368-3749. In either case, identify which light is out either by the address where the pole is located or by the number on the pole (few street lights in Crighton Ridge have pole numbers).

What number do I call when I’m having trouble with my water?

The number for AquaTexas customer service is (888) 370-6527. If you want to make a complaint to TCEQ (Water Section), call (713) 767-3650.

What number do I call when I’m having trouble with my trash pickup?

Waste Management customer service can be reached by calling (800) 553-1902. Your trash service is paid through your annual assessment, so you may also call the management company (click on button at left for more information).

Standard trash pickup for Crighton Ridge is Tuesday and Friday. Trucks usually come to our neighborhood in early or mid afternoon, but may be delayed until later in the day.

When a major holiday (Christmas, New Years Day, Fourth of July) falls on a Tuesday or a Friday, there will be no trash pickup on that day. Trash pickup will resume the next regularly scheduled day.

In 2008 – Fourth of July will fall on a Friday. There will be only one trash pickup day (Tuesday) this week. Regular trash service will resume on Tuesday July 8.

Are solicitors allowed in Crighton Ridge?

Solicitation is not illegal in Montgomery County. However, as a resident, you can make the choice of whether to listen to or to buy from a solicitor. It may be hard to close a door after it is opened, so to stay safe: Don’t Open the Door!

  • Place a No Solicitors sticker where highly visible on or near your door.
  • If you have a No Solicitors sticker posted and the solicitor does not leave after you request it, you have the right to call the police and have the solicitor arrested for trespassing!
  • Observe first, look through a window or door viewer.
  • Only open your door if you know the caller.
  • Protect yourself. If the stranger appears suspicious, or refuses to leave after being told to do so, advise them that you will call the police. Remember, do this through a closed and locked door. The non-emergency number for the Montgomery County Sheriff’s office is 936-760-5800. Call 9-1-1 if you are in a life threatening situation.
  • Protect your neighbor. Spread the word by calling your neighbors and letting them know that a solicitor is in the area. Remind them not to open their doors.

What can I do about dogs that bark all night?

  • Your first step in any dispute with a neighbor should be polite communication. Your neighbor may not be aware that a problem exists. Give your neighbor a call or knock on the door and say something like, “I’m sorry to have to tell you that your dog has been barking at night and disturbing us.” Give your neighbor a chance to make an explanation or find a solution for the problem. If your neighbor makes a hostile response, do not start an argument. Either politely end the call, or go home, and immediately write down your neighbor’s comments as accurately as possible to include in your complaint to the Constable or Animal Control.
  • If your neighbor seems unresponsive or unhelpful, be sure he or she understands exactly what bothers you. Being specific may help to find a solution for the problem. “We go to bed at 9 pm because we have to get up at 4 am. When you put the dog out in the yard near our house, he barks and wakes us and it’s hard to get back to sleep.” Or “My wife sleeps during the day because she’s a night nurse at the hospital. Your dog has been barking during the day when my wife is trying to sleep.” You might suggest a possible solution. “Maybe you could keep the dog on the side of the yard away from our house during the day.” Be aware that you may have to speak to your neighbor politely two or three times to make sure they understand that the disturbance is not just a one-time happenstance.
  • If you and your neighbor cannot find a solution to the disturbance, it is time to contact the Montgomery County Constable’s Office and Animal Control. Sometimes an officer from one of these agencies will come speak to your neighbor on your behalf. Animal Control asks that before you call with a nuisance complaint, you document the following:
    • Address and directions to animal
    • Tape recordings of animal
    • Detailed listing of any loss incurred
    • Be prepared to make witness statements
    • Make consistent complaints

How can I recycle in Crighton Ridge?

Crighton Ridge does not have curbside recycling. The reasons we do not participate are 1) cost, 2) participation requirements by Waste Management, 3) implementation problems.

  • Cost: Adding curbside recycling to our trash collection contract would result in an additional $35 (or more) charge per resident per year. This cost is too large to be absorbed and would result in the annual assessment (Homeowners dues) being raised by that amount. Most residents are not in favor of raising the annual assessment.
  • Requirements: Waste Management requires all or none participation and a five-year contract for curbside recycling. All residents would be charged, whether or not they chose to recycle, and the Homeowners’ Association would be committed to the program for five years.
  • Implementation: There is some question about practicality of recycling as presently practiced. In addition, the recycling tubs have no lids, which often results in plastics and paper being strewn around the landscape before the tubs are picked up. Waste Management only empties the tubs; it does not pick up.

How do I post a notice in the message boards by the mailboxes?

Each board member has a set of keys to the message boards. Contact one of your board members to have a message posted. (For board member contact information, click on Board on the sidebar to the left.) Messages must be approved by a majority of the board members, and must be judged to be of general interest to the neighborhood.

The mosquitoes are eating me alive! Don’t they ever spray around our neighborhood?

During summer months, Montgomery County sprays the area around Crighton Ridge approximately monthly. The Homeowners Association authorizes and pays for additional spraying as needed. Due to the large lots in Crighton Ridge, spraying at the street may not control mosquitoes over your entire yard, but does help to control mosquito populations in the ditches. Unfortunately, it may also impact butterflies and other beneficial insects.

What number do I call to report a fire?

Call 9-1-1 in an emergency. If a fire starts inside your home and you cannot easily control it, your first priority should be to remove yourself and your family from the home to a place of safety. Then call from your cell phone or a neighbor's house. Avoid smoke, which can be toxic.

The River Plantation Volunteer Fire Department, whose station is near the River Plantation Country Club, is our first responder. They have tankers, and couplers to attach to the fire hydrants in our subdivision. Our fire hydrants are not powered hydrants that connect with the city water supply. Instead, the hydrant in section 1 allows a tanker to pump water from the pond, and the hydrant in section 2 allows a tanker to pump water from the storage tank there. Calls in the past have resulted in a response time of around 10 minutes (or less).
